inspection for the home whether to be owned or hired. Back
to 25 years, people were ignorant about a home inspection and a there
was none named home inspectors. But today, all the buyers prefer their
homes to be inspected by a professional, who are probably endless in
supply. Every home
inspector claims a certification or credentials which seem
to be reliable and impressive. Yet you cannot rely on the one who just
sounds reliable. Here come some simple thoughts to proceed with your
hunt for a best home inspector.
Personal Interview
Word of appreciation is good, but do not completely rely on someone’s
advice. Have a personal talk which must include
• Get to know what they do and do not do.
• Check some of their reports, simple or descriptive
• Whether they can make estimation on repair cost
• License and registration formats.
• The life span of their business
• Certificates and trainings
• Whether they belong to the BBB or Angie’s list or some other consumer
related groups
• Note down the respect and treatment they provide for you.
Even at the initial meeting you can find the way they treat you, whether
as a client or as a necessary evil or an interruption of their inspection.
When they come under this category, just ignore and move to another.
E and O Insurance
Check out the insurance taken by your inspector. Most of the inspectors
are not comfortable with this question. They are embarrassed as if you
were asking them about the Debit card or PIN. But you must know that
you question is legitimate. As you would not let an uninsured plumber
touch your repaired pipes, you cannot allow a uninsured inspector to
inspect your house and advise you all about the system and components.
If they have E&O insurance, if the inspector had missed out something
essential in his inspection, then you will not have to bear the mistake.
Good experience
Consider the home inspectors with good number of years of experience.
Leave out the newbie or the one who says a lot of defects which are
usual. A well experienced inspector would do at least 1,000 inspections
on a single house.
Choices of inspector
Enquire them whether they offer choices in fees, level of detail, and
services offered by them. Do not feel embarrassed to ask your queries
when you feel that their work seems to be illogic.
Charges
The charges depend on the locality of your residence and the size of
your home. Usually, it is based on the square feet. Beware of the ones
who charge you according to the locality of your home and the zip code.
